A large coastal park is being built in the Sarafovo quarter, which will become an essential part of the urban environment and connect residential development with the coastal zone. The project covers an area of about 140 decares and is being implemented in phases.

The future park will be located between the seashore and residential areas, creating a complete space for relaxation, walking, and an active lifestyle.

Phase One: Start of Work

The project is divided into three phases. The first phase, which includes the central and western parts of the area, has now begun.

This phase includes the creation of pedestrian alleys, relaxation areas, and a children's playground. The planning solutions take into account the natural terrain: the alleys will follow the slope, allowing for convenient pathways and additionally strengthening the slope.

Alleys with a sea view and convenient navigation

The project includes the formation of panoramic routes with sea views. An important task is to ensure convenient connections with residential districts — the park will be integrated into the existing urban structure.

Wide-step stairs will be provided for comfortable movement between levels, allowing for smooth transitions across height differences.

The main coastal alley will be an extension of the pedestrian route from the city and will provide a pathway along the entire area, connecting the park with the beach.

Bike Path and Traffic Safety

To enhance safety, it will be separated from the pedestrian area by landscaping and a height difference. At intersections with pedestrian routes, there will be markings made of white limestone elements embedded in the surface. This will visually differentiate traffic flows and reduce the speed of cyclists.

Engineering Solutions and Landscaping

All alleys will be made with surfaces that do not allow rainwater to permeate into the soil. Water will be drained along the surface to linear drainage systems located along the coastal zone next to the existing collector.

Color and texture solutions have been selected considering the natural characteristics of the area, so that the park integrates harmoniously into the surrounding landscape.

Children's Area and Accessible Environment

As part of the first phase, a children's area will be created, divided into six thematic sections. The play spaces will vary by function and age groups.

Some equipment will be adapted for children with mobility limitations. Overall, the project is aimed at creating an accessible environment suitable for all visitors.

Project Cost

The estimated cost of implementation is about 5 million leva, which is approximately 2.5 million euros.

How the New Park Will Impact the Area and Real Estate Market

The emergence of a large seaside park in Sarafovo can significantly enhance the area's attractiveness. The development of such public spaces traditionally impacts the quality of the urban environment, and thus the demand for housing.

Proximity to a well-maintained promenade, green areas, and recreational infrastructure becomes an important factor when choosing real estate, especially for families with children, buyers for permanent residency, and investors.

It is expected that the project's implementation will lead to increased demand for housing near the park, heightened investment interest, improved liquidity of properties, and a gradual increase in prices, particularly for real estate within walking distance of the sea.

This will primarily be felt in new developments and properties near the sea, as well as increase the location's attractiveness for foreign buyers," noted the InReal4U real estate agency.

Experts estimate that the primary effect of such projects manifests in the medium term — as all construction phases are completed and full infrastructure is established.

The new seaside park in Sarafovo could become not only an important public space but also a driver for the development of the entire area, strengthening its position on the Burgas map.
